About Sandford Cottage

Sandford Cottage is located on Southmoor Farm close to the village of Hawkchurch near Axminster, South East Devon.

Accommodation comprises of a carpeted open plan kitchen and sitting room, modern kitchen units, oven, microwave, refrigerator/freezer, washing machine, and tumble dryer.
The sitting room area with a large inglenook fireplace and wood burner is tastefully furnished with sofa and armchair, flat screen television and coffee table.
A carpeted staircase rising from the sitting room takes you to the bedroom with a roomy king size bed, flat screen television, pine wardrobe and bedroom furniture. This in turn leads you into the spacious fully tiled shower room and toilet with vanity unit and towel rail.
Heating is by night storage heater and wood burner with logs supplied without charge. Electricity is supplied by meter (1£ and £2 coins)
The private garden is laid to grass with patio, picnic table and brick built BBQ, leading to a large natural pond.
Southmoor Farm is approximately 40 acres and apart from the farmhouse, the majority of the land remains untouched (apart from grass maintenance)and the result is acres of secluded 'wild' areas including woodland, meadows, ponds and streams for you to enjoy. Apart from being a birdwatchers paradise, we can boast a multitude of wildlife including deer and fox, in fact your very own nature reserve.
The very attractive village of Hawkchurch is within 2 miles where the local pub serves home cooked food and the market town of Axminster is less than 3 miles. Lyme Regis is approx. 6 miles with the large shopping areas of Exeter, Taunton, Honiton, Yeovil and Dorchester al well within 1 hours drive.
